A Home Renovation Guide: What to Expect and How to Prepare

Article Provided Courtesy of Paul Denikin of dadknowsdiy.com

A home renovation can be a daunting project, especially if you are not sure what to expect. To ensure your renovation is successful and you get the results you want, it’s important to know what to expect before starting the project. Here’s a guide on what to keep in mind when it comes to a home renovation.

Nick Sadek Sotheby’s International Realty can help you find your dream home. Begin your search today!

Renovations You Might Consider

When it comes to home renovations, there are a variety of projects that homeowners may consider. From remodeling bathrooms and kitchens to building an outdoor patio or creating a master bedroom suite, there is no limit when it comes to the types of renovations that can be done. Before beginning your project, take the time to determine which type of renovation will best suit your needs and budget.

Depending on the type of renovation you choose, there may be different elements involved in making your project come together. For instance, if you are planning for a home office with good lighting, then you will need to consider natural light elements as well as overhead lights or lamps. You should also plan for other necessary items such as paint colors and storage. Additionally, if you are renovating an entire room like a kitchen or bathroom, then plumbing and electrical elements must also be taken into account.

Timeline and Schedule

Once you have determined which sort of renovation project you will be undertaking, set up a timeline and schedule accordingly. This includes selecting materials and supplies that fit within your budget as well as giving yourself enough time for each stage of the process. Make sure everything is planned out ahead of time so that when it comes time for work, you’re prepared.

Organizing All Your Documentation

If you’re dealing with the chaos of paperwork from a home renovation project, take heart – there’s an easy way to organize your documents and receipts. PDF merge tools are helpful for consolidating all the materials related to your remodel into one PDF file. Not only does this make it easier for you to find what you need in the future, but PDFs are also the preferred format for most businesses when filing insurance claims or applying for tax credits. As soon as your renovation is over, spend an hour gathering everything together and merging it into a PDF; trust us, it’ll save you tons of headaches down the road.

Contractors and Preferences When hiring contractors, make sure they have qualified experience related specifically to whatever type of job is being performed. Be explicit when you share any preferences related to design style and materials used so your chosen contractors can deliver the desired outcome you envision.

A Home Warranty

Investing in a home warranty can provide peace of mind when an emergency arises and be cost-effective if the benefits justify the cost. In addition to peace of mind, it provides protection for systems and appliances that may require repair or replacement in the future. With an active home warranty, homeowners are covered for major repair or replacement costs such as plumbing, hot water heaters, electrical, heating and cooling systems and more.

Preparing for a home renovation can be a daunting task, but it doesn’t have to be. Whether you’re remodeling your office or your kitchen, by following the tips in this guide, you can rest assured that your home renovation will go smoothly and you’ll end up with the home of your dreams. You may also want to protect your home and appliances by investing in a home warranty.

Going Green: A Rewarding Lifestyle Commitment

By Suzie Wilson of Happier Home

There’s a strong link between leading an eco-friendly lifestyle and saving money on living expenses. Living green saves money on living expenses like heat, water, gas and food with environmentally responsible behavior that minimizes your carbon footprint and produces a healthier life for you and the environment. Many of the lifestyle changes that can make a real difference in the world are fairly simple and sustainable. Given the personal and global rewards, there’s little sense in consumption-conscious citizens failing to take action.

Water conservation

You can save a significant amount of water every year just by taking shorter showers and installing low-flow toilets and showerheads. Try turning off the faucet while brushing your teeth or washing hands, or if you really want to take it to the next level, capture water from your showers and use it to flush the toilet or water plants.

If you’re a gardener or avid landscaper, you have an opportunity to save water and money by using soaker hoses, which use considerably less water than conventional hoses and do an excellent job of keeping your grass and plants well-irrigated. Or, consider going with a xeriscaping approach, in which drought-resistant plants help you maintain an appealing outdoor environment without spending a lot of money on watering.

Reduce energy consumption

This can be a difficult one for some people because it’s often associated with discomfort and keeping your home thermostat at a low setting. In truth, you just need to lower your heating and cooling settings by a few degrees. Installing ceiling fans allows you to save on energy costs without sacrificing comfort. Traditional incandescent light bulbs are one of the most wasteful energy consumers in your home. Replace them with LED or CFL bulbs, which burn more efficiently and last considerably longer. Unplug electronics such as your computer and television, which use energy even when they’re turned off, and use your oven sparingly, opting instead for the microwave, toaster oven or electronic grill. Washing your clothes in cold water may not always be possible, but doing so as much as possible will conserve energy and save you more than $200 per year. As long as you’re saving on laundry costs, why not take the next step by air-drying those clothes instead of machine drying them each time?

Don’t pull the pump

For most Americans, it’s perfectly natural to hop in the car for a trip to the convenience store or the dry cleaner. Think of all the mini-trips of five minutes or less that you take every year. Now imagine how much gas you’d conserve by taking a walk instead, or dusting off your bicycle and getting some exercise at the same time. If public transportation is a possibility, consider taking the bus, train or subway to work instead of your car. You’ll save on parking and gas. Carpooling is another environmentally responsible and cost-efficient option that can save you thousands of dollars every year.

A green home

If you’re in the housing market, consider buying a “green” home in your market. It’s a good idea because homes that are LEED (Leadership in Energy and Environmental Design)-certified can save you up to 60 percent on your yearly energy bills (the national average is more than $2,000 annually). Look for a real estate agent who specializes in eco-friendly homes. Be sure you’re ready for the commitment because a LEED-certified house is substantially different from other homes you’ve lived in. Green homes for sale in Roseville, California, have a median listing price of $499,000.

A rewarding commitment

If you’re not ready to make wholesale changes, try starting with little ones and gradually add modifications as you become more comfortable with the lifestyle. You’ll be rewarded with a healthier bank account and contribute to a more sustainable environment. It’s a satisfying and personally rewarding commitment.

“One of the Biggest, if not the biggest home sales, in the Sacramento Region in 2017.”

“Source: Sacramento Business Journal

By: Ben Van Der Meer

One of the biggest, if not the biggest, home sales in the Sacramento region in 2017 was completed earlier this month.

Nick Sadek of Sotheby’s International Realty said an international buyer closed escrow on a 9,500-square-foot home at 9220 Royal Crest Court in Granite Bay for $6.95 million.

The property, which includes a second home of 1,800 square feet and sits on a 2.4-acre lot, was previously listed last year but didn’t attract any serious offers, Sadek said.

As luxury home prices have risen in the Bay Area and Lake Tahoe, though, the pool of buyers for a property like the one in Granite Bay has expanded, he said.

“We already get a lot of transplants from the Bay Area,” said Sadek, who listed the property.

Built in 2004, the house features four bedrooms, seven bathrooms, an oasis-style backyard with a 100,000-gallon swimming pool and waterslide, and 425-gallon saltwater fish tank. Other features include a theater room, Mediterranean architecture, outdoor kitchen and swim-up bar, Sadek said.

“It definitely cost a lot more to build than what it sold for,” he said. “Honestly, it’s an amazing piece of property.”

Real estate records show this is the first time the listing sold as a developed property, though it sold as an undeveloped lot for $625,000 in 2001.

130 Year Old Historic Mansion For Sale in Auburn! – 211 Brook Rd, Auburn CA

By: Gus Thomson, Reporter/Columnist

http://www.auburnjournal.com/article/2/09/18/rare-opportunity-buy-historic-130-year-old-auburn-mansion

One of Auburn’s finest homes — and one of its oldest — the 130-year-old El Toyon residence  is up for sale for only the third time in its stately history.

The extremely rare buying opportunity on a unique historic property is being brokered by Sotheby’s International Realty, giving the Brook Road property global exposure. Asking price is a dollar under $2 million.

El Toyon — named for a small evergreen that grows in the Sierra — was constructed in 1888 by expatriate New Englander Walter Davis.

A Civil War hero and wildly successful Placer County gold-mine owner, Davis built the home in 1888 and it stayed in his family until 1918. The Stanley family bought it from Davis’ heirs and kept it for three generations. Current owners Terri and Henry Batsel bought El Toyon in the early 1990s and lovingly restored it.

The house sits on 1.6 acres perched over the American River canyon, with views stretching to the Sierra. The home itself was added to the National Register of Historic Places in 2010 as a classic example of shingle-style architecture — harkening back to Davis’s roots.

Listing agent Judy Richardson points to oak floors and leaded glass throughout the house that are original, indicating the continuum of care and respect each family that has occupied El Toyon has carried over for the building.

And part of that respect comes from the legacy of Col. Walter Scott Davis.

Davis was born in Boston in 1837 and entered his family’s wool business at an early age. When the Civil War broke out, he enlisted as a Union officer and rose to the rank of lieutenant colonel. Davis would retain the rank of “colonel” for the rest of his life but the title was far more than honorary.

Davis’s descendents in Auburn have kept his Civil War writings as he expressed the fear and determination of a battle-hardened soldier during the bloodiest conflicts on American soil.

In Pennsylvania in 1862, Davis would write to his family: “If I fall it will be in good and glorious cause and there will be no one suffering for bread on account of it.”

By 1864, the 27-year-old lieutenant colonel would write: “We all feel now that the war is nearly at an end and I am as certain of success as I am that I shall die.”

Davis survived the Civil War despite his misgivings, moving his family to Placer County in 1879 after establishing a successful orange growing enterprise in Anaheim. He bought the El Toyon land in the mid-1880s and moved his family in four years later. By that time, his Mammoth Bar Mine on the middle fork American River roughly where the Mammoth Bar OHV Park is located had also become a success.

Davis died in 1908, a gold-mine magnate with a penchant for helping his adopted community. It was his leadership — and an infusion of the colonel’s cash — that helped build the Auburn Opera House in the 1890s in Downtown Auburn.

While the Davis home was in Auburn, his heart remained in New England. His ashes were sent east after his death for a final resting place in Cambridge, Massachusetts’ historic Mount Auburn Cemetery.

Richardson said that El Toyon is already receiving interest from potential buyers, primarily from the Bay Area. Some are looking for second homes. Others are seeing the house, located about a third of a mile east of Downtown Auburn as a primary residence.

For Richardson, El Toyon is a special listing.

“I was born in Auburn so being selected for this listing is very special to me,” she said. “It’s a unique part of the city’s history.”
