A young family she was helping purchase a home found themselves in limbo just days before Christmas after unexpected delays pushed back their move. Knowing they planned to visit the property the following day, Lisa and her daughter Olivia decided to surprise them.

On a rainy evening, they picked out a Christmas tree, gathered lights and ornaments, and secretly set everything up inside the family’s future home. They even left wrapped presents under the tree for the couple’s young son.

The experience became one of the most meaningful moments of Lisa’s career and perfectly captured the heart behind the way she approaches her work.

Outside of real estate, Lisa loves spending time outdoors with family and friends. Her backyard—complete with a custom woodfire pizza oven she built herself—has become one of her favorite gathering places for entertaining.

She also enjoys waterskiing, snow skiing, paddleboarding, biking, hiking, and tennis, embracing every opportunity to stay active and enjoy the outdoors.

Lisa has always loved taking on creative projects and learning new skills, including welding, which became an unexpected hobby she now genuinely enjoys.

Giving back to the community is also an important part of her life. She volunteers with Achieve Tahoe, helping individuals with disabilities learn to waterski, and she contributes financially from every closing to the PANC Foundation in support of Parkinson’s research.

Through education, creative financing, and builder incentives, Ed helped them purchase their first home with a down payment and monthly payment that were more affordable than renting. That home, purchased for approximately $125,000, would be worth more than $500,000 today — serving not only as a place to raise their family, but as a long-term investment that shaped their financial future. He has also stood beside countless clients during challenging periods, including the market downturn around 2010, helping them navigate financial hardship with honesty, empathy, and expertise. He has also helped clients find, design and flip properties along with creating their dream homes. 

When asked to describe his approach to working with clients, three words consistently come to mind: educator, trust, and knowledge. Ed believes every client and every transaction is different, and his role is to guide clients based on their individual goals, needs, and long-term vision. Great communication is key to help guide his clients through the process when purchasing and selling real estate. While he appreciates well-kept neighborhoods, well designed homes with strong architectural style personally, his focus always remains on what matters most to the client and what will serve them best both emotionally and financially. It’s in my blood.”

That early exposure instilled a lifelong respect for the industry and the people it serves. From her first flip with her father to helping her own daughter buy her first home at 24, every chapter of Debbie’s story has been grounded in family, growth, and the joy of helping others achieve their dreams.

Debbie’s approach to client relationships goes far beyond the transaction. Every person she works with becomes part of her extended community. “My clients are never just transactions,” she says. “They’re friends, family, and neighbors.”

She takes pride in maintaining those connections long after closing—offering advice, referrals, or just a friendly check-in. In fact, every transaction Debbie has completed has come through relationships and referrals, a testament to the trust and confidence her clients place in her.

“I’ve never relied on traditional marketing,” she says. “My business grows because of relationships. That trust is the greatest compliment I could ever receive.”

Having grown up around mobile home parks owned by her parents, Debbie understands the importance of treating every client with equal respect and dedication. “I’ve helped people buy homes for $25,000 and sell properties just under $7 million,” she says. “Each one received the same level of attention, care, and advocacy.”

One client once told her, “She treated the purchase of our home as if she were spending her own money.” That, she says, is the highest compliment she could ever receive.

“Just because you have it doesn’t mean you have to give it away,” she smiles. “My goal is always to protect my clients’ interests as if they were my own.”

Her communication-first philosophy is at the heart of everything she does. A graduate of San Diego State University with a degree in Communications, Debbie believes clear, consistent communication is the foundation of every successful transaction. “There are so many moving parts in real estate,” she says. “Keeping everyone informed builds trust, reduces stress, and ensures a smoother process for everyone involved.”

Her mantra, “I’m all in,” perfectly sums up her approach.

Community has always been central to Debbie’s life. After living in Rocklin for 14 years, she and her family settled in Loomis, where they’ve spent the past seven years deeply connected to their small-town roots.

While her three children attended Del Oro High School, Debbie served on the school’s board for eight years—five as Parent Club President. Through that involvement, she built lasting relationships and helped foster a strong sense of unity in the community. During the challenges of COVID-19, she witnessed neighbors come together to host safe, memorable events for students, from proms to spring celebrations.

“Watching families open their homes and hearts to support our kids during that time was one of my proudest moments,” she recalls. “Loomis isn’t just where I live—it’s where I belong.”

Outside of real estate, Debbie’s creativity shines in the kitchen. A passionate home chef and baker, she finds joy in cooking for friends, family, and even strangers in need. “Food is one of my love languages,” she says. “It’s how I show care and connection. I’ve even signed up for meal trains to cook for people I’ve never met. If it brings someone comfort, that’s what it’s all about.”

It’s no surprise that her dream home would include a spacious kitchen with a working pantry—a space designed for both functionality and hospitality. “No one ever really leaves the kitchen,” she laughs. “That’s where the magic happens.”

Staying informed is another key part of Debbie’s success. She actively studies the MLS, connects with other agents, and dives deep into neighborhood trends to ensure her clients always have the most accurate, up-to-date insights. “Real estate is hyperlocal,” she explains. “I make it my job to truly understand each market so my clients can make confident, informed decisions.”

Her own dream home would be a single-story home with a big yard and room to entertain.

This experiential workshop is based on the philosophy of Ninja Selling, which focuses on building relationships, listening to customers, and helping them achieve their goals. The NINJA Installation provides our agents with the tools to increase their production through a proven, systematic approach that works for ALL personality types. The course is centered around building relationships with people who know and are in our agents’ sphere, listening to their objectives, and then helping them achieve their goals.
