“One of the Biggest, if not the biggest home sales, in the Sacramento Region in 2017.”

One of the biggest, if not the biggest, home sales in the Sacramento region in 2017 was completed earlier this month.

Nick Sadek of Sotheby’s International Realty said an international buyer closed escrow on a 9,500-square-foot home at 9220 Royal Crest Court in Granite Bay for $6.95 million.

The property, which includes a second home of 1,800 square feet and sits on a 2.4-acre lot, was previously listed last year but didn’t attract any serious offers, Sadek said.

As luxury home prices have risen in the Bay Area and Lake Tahoe, though, the pool of buyers for a property like the one in Granite Bay has expanded, he said.

“We already get a lot of transplants from the Bay Area,” said Sadek, who listed the property.

Built in 2004, the house features four bedrooms, seven bathrooms, an oasis-style backyard with a 100,000-gallon swimming pool and waterslide, and 425-gallon saltwater fish tank. Other features include a theater room, Mediterranean architecture, outdoor kitchen and swim-up bar, Sadek said.

“It definitely cost a lot more to build than what it sold for,” he said. “Honestly, it’s an amazing piece of property.”

Real estate records show this is the first time the listing sold as a developed property, though it sold as an undeveloped lot for $625,000 in 2001.

What does a seller do when their listing expires?

If you are the owners of Milton Ranch Road in Shingle Springs, you call Nick Sadek Sotheby’s International Realty! The homeowners of 5431 Milton Ranch Road had already had their property on the market for a year and a half. They wanted it sold! They called Nick Sadek and Gail DeMarco to see if they had any ideas of how to get the home sold quickly.

Sadek and DeMarco began their work.

After a thorough evaluation of the property and reviewing the local market conditions, the dynamic team made suggestions to the homeowners.

Be Pro-Active

The homeowners took the advice from the Sotheby’s professionals.

First, they did all the inspections of the property including: home, pest, rodent and roof inspections. Sellers made the repairs from the findings of the inspections. Reports were available to potential buyers. Buyers would know the condition of the property and will be able to make the best buying decision knowing the condition of the property.

Second and foremost important, the sellers agreed to have the property professionally staged. Staging allows the home to be showcased at its best and contributes to the marketing efforts and professional photography.

Finally, a strategic market plan was put into place which included showcasing the beautifully landscaped backyard oasis with stunning arial view photos and video. The interior photos were taken and a four-sided, top quality folded property brochure was created. The Nick Sadek Sotheby’s robust database of local and bay area agents, invitations were then sent for a Broker’s Open House. The open house was a success and the home was in contract within one day of being on the market with a full cash offer and closed escrow in 20 days.

The sellers were ecstatic to finally have their home sold. They definitely see the benefit of choosing the right brokerage and real estate agents. Agents that put together local knowledge with a global brand to market and sell homes! Consider your home SOLD!
