Kathi Jobson and her husband Michael sat, dressed in their freshly pressed evening wear at the Elks Tower in downtown Sacramento. Waiters served dishes from top Sacramento

restaurants as guests at the charity gala mingled. The event, hosted to raise money for Shriners Hospital by a friend and former colleague, was everything Kathi expected.

Then a video played hushing the noise.

“They showed a video of a little girl and her family that got in a car wreck and her legs were injured very badly. It was one of the most moving videos and after the father got up to speak. There wasn’t a dry eye in the house. It really inspired Michael and I.”

Kathi isn’t new to nonprofit work, she sat on the UC Davis Hospital Board for 10 years with the current Director of Development at Shriners Hospital, but hearing this father’s story sparked an idea that she had been mulling around for some time. How could she combine her thriving real estate career with her lifelong passion of giving back? The answer was Realtors Who Shrine.

Now, Kathi’s passion-project has developed into a full-fledged team of agents who have donated over $92,000 to Shriners. And she is far from slowing down, Kathi and Shriners are in talks to roll out the program nationally.

One of the biggest, if not the biggest, home sales in the Sacramento region in 2017 was completed earlier this month.

Nick Sadek of Sotheby’s International Realty said an international buyer closed escrow on a 9,500-square-foot home at 9220 Royal Crest Court in Granite Bay for $6.95 million.

The property, which includes a second home of 1,800 square feet and sits on a 2.4-acre lot, was previously listed last year but didn’t attract any serious offers, Sadek said.

As luxury home prices have risen in the Bay Area and Lake Tahoe, though, the pool of buyers for a property like the one in Granite Bay has expanded, he said.

“We already get a lot of transplants from the Bay Area,” said Sadek, who listed the property.

Built in 2004, the house features four bedrooms, seven bathrooms, an oasis-style backyard with a 100,000-gallon swimming pool and waterslide, and 425-gallon saltwater fish tank. Other features include a theater room, Mediterranean architecture, outdoor kitchen and swim-up bar, Sadek said.

“It definitely cost a lot more to build than what it sold for,” he said. “Honestly, it’s an amazing piece of property.”

Real estate records show this is the first time the listing sold as a developed property, though it sold as an undeveloped lot for $625,000 in 2001.  

 

130 Year Old Historic Mansion For Sale in Auburn! – 211 Brook Rd, Auburn CA

One of Auburn’s finest homes — and one of its oldest — the 130-year-old El Toyon residence  is up for sale for only the third time in its stately history.

The extremely rare buying opportunity on a unique historic property is being brokered by Sotheby’s International Realty, giving the Brook Road property global exposure. Asking price is a dollar under $2 million.

El Toyon — named for a small evergreen that grows in the Sierra — was constructed in 1888 by expatriate New Englander Walter Davis.

A Civil War hero and wildly successful Placer County gold-mine owner, Davis built the home in 1888 and it stayed in his family until 1918. The Stanley family bought it from Davis’ heirs and kept it for three generations. Current owners Terri and Henry Batsel bought El Toyon in the early 1990s and lovingly restored it.

The house sits on 1.6 acres perched over the American River canyon, with views stretching to the Sierra. The home itself was added to the National Register of Historic Places in 2010 as a classic example of shingle-style architecture — harkening back to Davis’s roots.

Listing agent Judy Richardson points to oak floors and leaded glass throughout the house that are original, indicating the continuum of care and respect each family that has occupied El Toyon has carried over for the building.

And part of that respect comes from the legacy of Col. Walter Scott Davis.

Davis was born in Boston in 1837 and entered his family’s wool business at an early age. When the Civil War broke out, he enlisted as a Union officer and rose to the rank of lieutenant colonel. Davis would retain the rank of “colonel” for the rest of his life but the title was far more than honorary.

Davis’s descendents in Auburn have kept his Civil War writings as he expressed the fear and determination of a battle-hardened soldier during the bloodiest conflicts on American soil.

In Pennsylvania in 1862, Davis would write to his family: “If I fall it will be in good and glorious cause and there will be no one suffering for bread on account of it.”

By 1864, the 27-year-old lieutenant colonel would write: “We all feel now that the war is nearly at an end and I am as certain of success as I am that I shall die.”

Davis survived the Civil War despite his misgivings, moving his family to Placer County in 1879 after establishing a successful orange growing enterprise in Anaheim. He bought the El Toyon land in the mid-1880s and moved his family in four years later. By that time, his Mammoth Bar Mine on the middle fork American River roughly where the Mammoth Bar OHV Park is located had also become a success.

Davis died in 1908, a gold-mine magnate with a penchant for helping his adopted community. It was his leadership — and an infusion of the colonel’s cash — that helped build the Auburn Opera House in the 1890s in Downtown Auburn.

While the Davis home was in Auburn, his heart remained in New England. His ashes were sent east after his death for a final resting place in Cambridge, Massachusetts’ historic Mount Auburn Cemetery.

Richardson said that El Toyon is already receiving interest from potential buyers, primarily from the Bay Area. Some are looking for second homes. Others are seeing the house, located about a third of a mile east of Downtown Auburn as a primary residence.

For Richardson, El Toyon is a special listing.

“I was born in Auburn so being selected for this listing is very special to me,” she said. “It’s a unique part of the city’s history.”

Whether you are doing a for sale by owner or just now entering the real estate market as a newbie agent, the thought of holding an open house can be daunting. Here is a couple of recommendations to help boost your open house’s success and potentially sell a property faster.

Although many real estate professionals will tell you that open houses are largely a way for real estate agents to connect with potential clients, the fact of the matter is that many of the people visiting an open house have a genuine interest in a home. Thinking positively and expecting a buyer to walk through that door is essential to presenting a property in the best light possible! A large majority of buyers search for homes online during the week and take note of open houses scheduled for the upcoming weekend.

This brings us to our next point – marketing your home online. Over 90% of home buyers search for properties online. This means that if your home is not on the web, you’re most likely invisible. You may get some open house traffic from signage that you or your real estate agent have put up, but you won’t get nearly the same exposure as you would if you were marketing online. One advantage of working with Nick Sadek Sotheby’s International Realty is that your home is not only marketed to local buyers and posted on the most popular real estate websites, but also circulated through national and international media outlets.

Apart from posting your home and the open house schedule online, you should take the following steps to ensure your home shows well.

    • Reduce Clutter – Nothing kills a good first impression like a cluttered home. Excess furniture and items often makes a home feel smaller and less appealing. Make the space feel as open as possible by moving your clutter to the trash, a temporary storage unit, or gifting it to friends/family. An added benefit of emptier rooms is that visitors can enivison their personal items in the home more easily.
    • Clean Until YOU want to Buy Your Home Again – Focus on making sure carpets and bathrooms are as spotless as you can make them. If potential buyers see dirty carpets, they may think about the costs associated with cleaning or replacing the material. Each stain could be costing you thousands in potential profit! Also, clean bathrooms are a must. Does that even need to be said?
    • Hide or Remove Your Valuables – Get rid of any jewelry boxes, watch collections, or sentimental trinkets. Strangers will be walking through your property and despite you or your agent’s best efforts, it’s often difficult to supervise every visitor’s actions.
    • If You’re the Homeowner, Don’t Host Your Own Open House – Reach out to a local real estate agent, a family friend, or anyone who is emotionally detached from the property. You may feel that you’re the only one who can convey a home’s true value to a potential buyer, but in most cases, it’s more likely that you are scaring buyers off than attracting them to purchase your property. Visitors to your open house need to have the freedom to walk the home and take in both the positive and negative qualities of a property. Your presence may intimidate them and cause them to rush through their tour.If there’s technical specs you absolutely MUST share with visitors, type them up, print them out, and include them on the back of a real estate flyer.
