Open House 101: How to Hold a Successful Open House

Open House Success
Open House Success
Open House Success – Simple steps will help lead to a successful open house.

Whether you are doing a for sale by owner or just now entering the real estate market as a newbie agent, the thought of holding an open house can be daunting. Here is a couple of recommendations to help boost your open house’s success and potentially sell a property faster.

Although many real estate professionals will tell you that open houses are largely a way for real estate agents to connect with potential clients, the fact of the matter is that many of the people visiting an open house have a genuine interest in a home. Thinking positively and expecting a buyer to walk through that door is essential to presenting a property in the best light possible! A large majority of buyers search for homes online during the week and take note of open houses scheduled for the upcoming weekend.

This brings us to our next point – marketing your home online. Over 90% of home buyers search for properties online. This means that if your home is not on the web, you’re most likely invisible. You may get some open house traffic from signage that you or your real estate agent have put up, but you won’t get nearly the same exposure as you would if you were marketing online. One advantage of working with Nick Sadek Sotheby’s International Realty is that your home is not only marketed to local buyers and posted on the most popular real estate websites, but also circulated through national and international media outlets.

Apart from posting your home and the open house schedule online, you should take the following steps to ensure your home shows well.

    • Reduce Clutter – Nothing kills a good first impression like a cluttered home. Excess furniture and items often makes a home feel smaller and less appealing. Make the space feel as open as possible by moving your clutter to the trash, a temporary storage unit, or gifting it to friends/family. An added benefit of emptier rooms is that visitors can enivison their personal items in the home more easily.
    • Clean Until YOU want to Buy Your Home Again – Focus on making sure carpets and bathrooms are as spotless as you can make them. If potential buyers see dirty carpets, they may think about the costs associated with cleaning or replacing the material. Each stain could be costing you thousands in potential profit! Also, clean bathrooms are a must. Does that even need to be said?
    • Hide or Remove Your Valuables – Get rid of any jewelry boxes, watch collections, or sentimental trinkets. Strangers will be walking through your property and despite you or your agent’s best efforts, it’s often difficult to supervise every visitor’s actions.
    • If You’re the Homeowner, Don’t Host Your Own Open House – Reach out to a local real estate agent, a family friend, or anyone who is emotionally detached from the property. You may feel that you’re the only one who can convey a home’s true value to a potential buyer, but in most cases, it’s more likely that you are scaring buyers off than attracting them to purchase your property. Visitors to your open house need to have the freedom to walk the home and take in both the positive and negative qualities of a property. Your presence may intimidate them and cause them to rush through their tour.If there’s technical specs you absolutely MUST share with visitors, type them up, print them out, and include them on the back of a real estate flyer.

That’s pretty much it -Put up lots of signs, advertise online, bake or buy some cookies and have fun. Be social and make some friends! Oh, and contact a Nick Sadek Sotheby’s International Realty agent to make this process a whole lot easier!

Thank you, Pete Deliivanov, for writing this great article from your experience of holding open houses for sellers.

5 Elements of Feng Shui | Green Home

Elements of feng shui are used with the use of color

Elements of feng shui are used with the use of color
Elements of feng shui is used in this energy efficient home on Adams road in Sacramento. Listed by Nick Sadek Sotheby’s International Realty MLS #16076686

The five elements of feng shui living: fire, earth, metal, water and wood. All elements have been strategically used throughout this energy efficient home at 3410 Adams Road in Sacramento.

No wonder this net zero energy efficient home would combine the colors and elements of feng shui in its decorating. Feng shui represents energy and light…with light being the strongest energy element. Color is light.

Artfully designed wall decor and careful selection of color featured in each room brings energy and balance into the home. Elements of color are used throughout this home.

Do you dare to enjoy the color around you?!

Gray – Used in the laundry room of this custom design home represents metal for efficiency (no one wants to waste time in the laundry room…just get it done!) The presence of metal helps eliminate distractions. (who isn’t distracted when you have a pile of laundry that needs to be done!)

Feng Shui guest bathroom using black, white and pink
Guest bathroom with feng shui elements of water and energy. Black represents water and pink represents energy.

Black and pink – used in the guest bathroom represents water and energy. The pink offers a hint of romance and a gentle soothing energy. The black offers the water element and brings strong energy to a room.

White – Used in the dining room represents the element of metal. Creativity and new beginnings are promoted using white.

Brown – Used in the game room represents the earth element. Helps us center.

Yellow master bathroom on Adams Road brings the feng shui element of happiness
Yellow is a feng shui earth element representing happiness . Used in the master bathroom of this energy efficient home on Adams Road in Sacramento.

Yellow – Used in the master bathroom is an earth element and represents sunny, happy and nourishing. What a great way to start your morning by getting ready in your bathroom that promotes a sunny and happy life.

Green – Used in the entry is unmistakably used to welcome family and health to all. This represents the element of earth.

blue – No mistake that they used an aqua blue (water element) in the master bedroom to promote serenity and relaxation for a comfortable night of rest and romance with the hint of red for fire and energy elements.

Wood – The strong and vibrant wood element is used throughout this home with the flooring, cabinets and walls representing growth and vitality along with abundance and wealth.

Color is a great way to shift the energy within the home. The color used in this home works harmoniously with the wood floors and cabinetry along with the intricate wood inlays used throughout the home on the walls.

Moving to a new are can be extremely difficult. It can be challenging to acclimate to a certain region’s time zone and climate, let alone navigating the complicated nuances of a location’s real estate market. An easy way to delve into your region’s real estate market is to connect with a Sotheby’s International Realty agent near you. The agents are experienced, knowledgeable about the market, and willing to help. At Nick Sadek Sotheby’s International Realty, we know the importance of taking care of our senior community. That is why we like to participate in events and give some of our resources to organizations that reach out to the senior community.

We recently donated funds to Seniors First, a non-profit organization located in Auburn with the mission of helping to improve the quality of life of seniors.

Seniors First provides various services to seniors throughout the year to enhance and improve their quality of life and overall well being of seniors. Services include: hot meals, transportation, visits to the homebound, home safety repairs and adult day care.

As we age in place, more seniors need help with daily activities. A small $25 donation will provide 5 hot meals; a slightly higher donation of $100 will provide hot meals to 4 homobound seniors for an entire week; $500 covers the cost of transportation for 20 seniors for essential errands such as grocery shopping, doctor and dentist appointments and pharmacy pick ups.

You can get involved too by donating funds or volunteer to be a friendly visitor, volunteer to drive to appointments, or volunteer to work in the senior cafe to greet seniors or serve meals, deliver meals or put your handyman skills to work by offering your services to take care of small home repairs.

We at Nick Sadek Sotheby’s International Realty are proud to be a part of helping seniors through Seniors First in Auburn.
