From the very beginning, Debbie’s journey in real estate has been shaped by mentorship, legacy, and a true love for the craft. She began her career in 2012 with Better Homes and Gardens Real Estate under the guidance of Susan Welch, a hands-on manager who inspired Debbie’s commitment to integrity and care. When Susan later transitioned to Sotheby’s International Realty, Debbie knew she wanted to follow in those same footsteps.
In 2020, she made the move to Nick Sadek Sotheby’s International Realty—and her career flourished. “While real estate can feel like an independent profession, the brand behind you makes all the difference,” Debbie shares. “Sotheby’s International Realty carries a level of prestige and trust that instantly instills confidence in clients. In addition to helping clients buy and sell homes, Debbie brings an extraordinary level of design and construction insight to the table. With years of hands-on experience in flipping homes, managing remodels, and new construction, she offers her clients an edge few can match. She and her husband have personally designed and built homes from the ground up, reimagined floor plans, and transformed outdated properties into stunning, functional spaces.
“There’s no better feeling than helping someone see potential where others see problems,” Debbie reflects. “Turning an overlooked property into a dream home is what fuels my love for real estate every single day.”
For Debbie, real estate is not just a career—it’s a family legacy. As a third-generation Realtor®, she proudly follows in the footsteps of her grandfather, father, uncles, and cousins, all of whom built long, successful careers in California real estate. “I grew up surrounded by people who loved what they did,” she shares. “Real estate was dinner-table conversation in my house. It’s in my blood.”
That early exposure instilled a lifelong respect for the industry and the people it serves. From her first flip with her father to helping her own daughter buy her first home at 24, every chapter of Debbie’s story has been grounded in family, growth, and the joy of helping others achieve their dreams.
Debbie’s approach to client relationships goes far beyond the transaction. Every person she works with becomes part of her extended community. “My clients are never just transactions,” she says. “They’re friends, family, and neighbors.”
She takes pride in maintaining those connections long after closing—offering advice, referrals, or just a friendly check-in. In fact, every transaction Debbie has completed has come through relationships and referrals, a testament to the trust and confidence her clients place in her.
“I’ve never relied on traditional marketing,” she says. “My business grows because of relationships. That trust is the greatest compliment I could ever receive.”

Having grown up around mobile home parks owned by her parents, Debbie understands the importance of treating every client with equal respect and dedication. “I’ve helped people buy homes for $25,000 and sell properties just under $7 million,” she says. “Each one received the same level of attention, care, and advocacy.”
One client once told her, “She treated the purchase of our home as if she were spending her own money.” That, she says, is the highest compliment she could ever receive.
“Just because you have it doesn’t mean you have to give it away,” she smiles. “My goal is always to protect my clients’ interests as if they were my own.”
Her communication-first philosophy is at the heart of everything she does. A graduate of San Diego State University with a degree in Communications, Debbie believes clear, consistent communication is the foundation of every successful transaction. “There are so many moving parts in real estate,” she says. “Keeping everyone informed builds trust, reduces stress, and ensures a smoother process for everyone involved.”
Her mantra, “I’m all in,” perfectly sums up her approach.
Community has always been central to Debbie’s life. After living in Rocklin for 14 years, she and her family settled in Loomis, where they’ve spent the past seven years deeply connected to their small-town roots.
While her three children attended Del Oro High School, Debbie served on the school’s board for eight years—five as Parent Club President. Through that involvement, she built lasting relationships and helped foster a strong sense of unity in the community. During the challenges of COVID-19, she witnessed neighbors come together to host safe, memorable events for students, from proms to spring celebrations.
“Watching families open their homes and hearts to support our kids during that time was one of my proudest moments,” she recalls. “Loomis isn’t just where I live—it’s where I belong.”
Outside of real estate, Debbie’s creativity shines in the kitchen. A passionate home chef and baker, she finds joy in cooking for friends, family, and even strangers in need. “Food is one of my love languages,” she says. “It’s how I show care and connection. I’ve even signed up for meal trains to cook for people I’ve never met. If it brings someone comfort, that’s what it’s all about.”
It’s no surprise that her dream home would include a spacious kitchen with a working pantry—a space designed for both functionality and hospitality. “No one ever really leaves the kitchen,” she laughs. “That’s where the magic happens.”
Staying informed is another key part of Debbie’s success. She actively studies the MLS, connects with other agents, and dives deep into neighborhood trends to ensure her clients always have the most accurate, up-to-date insights. “Real estate is hyperlocal,” she explains. “I make it my job to truly understand each market so my clients can make confident, informed decisions.”
